Terms of Service

Abodek provides software that helps landlords and tenants manage the rental lifecycle — listings, applications, leases, rent tracking, maintenance, notices, and documents. Abodek is a technology provider. Abodek is not a law firm, real-estate brokerage, property manager, or financial institution, and does not provide legal, tax, or financial advice.

You must provide accurate information when registering and keep your credentials secure. Accounts are role-based (landlord, tenant, or administrator), and access to features and data is scoped to your role and your relationships (for example, a tenancy that links you to a unit). You are responsible for activity that occurs under your account.

Leases, notices, and other documents generated by the Service are produced from templates, including official provincial forms where required. This is document automation, not legal advice. Where a provincial form is mandatory, pre-printed sections are presented as read-only and custom terms are confined to the designated additional-terms section. You are responsible for ensuring any document you generate, serve, or sign complies with applicable law, and you should consult a qualified professional where appropriate.

Rent and other payments are processed by third-party payment processors. Optional bank connections are read-only and are used solely to reconcile transactions against your ledger; Abodek does not store your online banking credentials and does not move money over bank rails. Fees for paid plans are described at the time of purchase and are billed monthly or annually depending on your selection.

You agree not to misuse the Service, including by attempting to access data you are not authorized to view, uploading unlawful content, or using the Service to harass or discriminate against any person. We may suspend or terminate access for conduct that violates these Terms or applicable law.

You may cancel or downgrade your plan at any time. On cancellation you retain the ability to export your documents and rental history in accordance with our Privacy Policy.

The Service is provided “as is.” To the fullest extent permitted by law, Abodek disclaims all warranties and is not liable for indirect or consequential damages arising from your use of the Service. Nothing in these Terms limits liability that cannot be limited under applicable law.

We may update these Terms from time to time. If we make material changes, we will notify you through the Service. Your continued use after changes take effect constitutes acceptance of the updated Terms.
